Illustrative real estate · leased commercial property scenario: colleagues reconcile evidence and coordinate a business decision

Reference implementation. An illustrative business scenario showing how FinAnalytic would approach the problem. It does not describe a completed client deployment or measured results.

The acquisition brief includes a rent increase taken from the original lease. The property manager has an amendment granting a temporary concession. The ledger contains a part-payment. Three documents describe the same tenant, but they do not support the same income assumption.

A clause is not the complete operating position

Imagine an investment team using a lease-extraction assistant to prepare a commercial-property review. It finds the escalation clause correctly. The broader conclusion is still unreliable because it has not established which amendment applies or what has actually been collected.

A language model can summarise the available text without resolving document authority. A separate financial agent may then treat that summary as an accepted input. The uncertainty has travelled into the investment calculation.

Start with the investment, legal and property teams together

Our Forward Deployed Engineers would follow a small set of tenant records with investment analysts, legal reviewers and property-management colleagues. We would establish the documents each team considers authoritative and how changes reach the underwriting process.

The requirement “verify rental income” would be resolved into more specific checks: contracted rent for a defined period, amendments, collections, arrears and owner obligations. An ontology could link the tenant, premises, lease, amendment and receipt. Legal interpretation and assumptions requiring approval would remain explicitly assigned to specialists.

Coordinate the review around one property record

The proposed system would assemble evidence against the same tenant and period, distinguish contractual terms from observed receipts, and identify unresolved conflicts. A simple workflow would handle standard extraction. An agent would investigate cases where the next question depends on the evidence found.

A harness becomes useful if the investigation needs to pause for a missing amendment and resume without losing its earlier findings. Framework choice should follow that requirement. For predictable cases, adding deep-agent orchestration may create cost without useful business benefit.

Present the disagreement before presenting the yield

The proposed output would show the original assumption, the conflicting evidence, the affected period and the responsible reviewer. Financial calculations would use validated logic and clearly labelled inputs, with scenarios kept separate from confirmed facts.

The assistant would not decide which legal document prevails or approve an acquisition. A pending interpretation should remain visible in the investment brief. Permission boundaries would also matter: access to one asset must not expose restricted information from another.

Value belongs in underwriting quality and review effort

Assess time to an evidence-backed review, discrepancies detected, false alerts, reviewer effort and assumptions still unresolved at committee. Test ordinary records alongside concessions, missing amendments, name mismatches and partial receipts.

A discrepancy is not automatically a loss avoided. Any valuation effect needs an approved analysis; any claimed saving needs support. A useful pilot improves the committee’s view of the facts and reduces repeated document reconciliation while preserving legal and investment accountability.
